We offer same-day and next-day availability in most cases, so you can usually book within 24-48 hours of when you need us. During busy season, a few days’ notice is better, but we’ll do our best to accommodate tight timelines.

We encourage it if your schedule allows. You’ll learn about your home’s systems and see issues firsthand. If you can’t attend, no problem—we document everything thoroughly with photos and we’ll call you to discuss findings.
Yes. We can’t test HVAC, plumbing, electrical, or appliances if utilities aren’t connected and turned on. Make sure water, electricity, and gas are all active for the inspection.
We don’t do radon or mold testing in-house, but we can refer you to trusted specialists if we identify concerns that warrant further testing.
Pools and spas are additional services (not included in standard inspection fee). We also don’t inspect septic systems, wells, or environmental hazards beyond identifying potential concerns that warrant specialist evaluation.
